The CPF Housing Grant for Executive Condominiums (ECs) is a subsidy provided by the Singaporean government for first-time applicants to buy an EC. There are two types of CPF Housing Grants available for EC purchases from developers: the Family Grant and the Half-Housing Grant.
The grant amount depends on the average gross monthly household income of the applicants, and the eligibility criteria must be met at the point of booking the EC. The grant is credited fully into the CPF Ordinary Accounts of eligible Singapore Citizen (SC) applicants, and no cash is disbursed
It allows eligible applicants to receive a housing subsidy of up to $30,000 when buying an EC. However, it is important to note that the CPF Housing Grant for ECs is different from the Enhanced CPF Housing Grant (EHG) for first-time flat buyers, which provides up to $80,000 in housing grants
The Deferred Payment Scheme (DPS) for Executive Condominiums (ECs) is a flexible financial arrangement tailored to the needs of potential EC buyers.
The DPS allows buyers to make an initial downpayment of 20%, which is a composition of 5% in cash and the flexibility to use either 15% cash or CPF for the remainder.
The remaining 65% payment is deferred until the Notice of Temporary Occupation Permit (TOP) issuance, which means that buyers only make installment payments after they have received the TOP. The DPS offers a breather, allowing buyers to commit to an EC while managing their cash flow more comfortably.
Additional Buyer’s Stamp Duty (ABSD) is a tax levied on top of the Buyer’s Stamp Duty (BSD) for buyers of residential properties in Singapore. It is computed based on the valuation or the selling price of the property, whichever is higher. The ABSD rate applicable depends on the profile of the buyer, and it is payable on the acquisition of residential properties.
The target preview date refers to the date when the showflat is open for public viewing. The target booking day is when you can make your booking and secure your preferred unit with a booking fee or option fee.
Do note that actual dates may change depending on various factors such as the completion of the showflat, obtaining regulatory approvals, and market conditions.
The showflat location will be disclosed nearer to the target preview date.
To avoid any disappointment, register your interest to get early access to the showflat once it is ready for viewing.
